What We Do

Every service. Every visit.

PROREX delivers three integrated services on every scheduled visit — inspection, maintenance, and reporting. Not as separate line items. As one seamless program.

Scheduled Inspections

Systematic. Documented. Repeatable.

A PROREX inspection is not a walkthrough. It is a structured, checklist-driven assessment of every critical building system — conducted on a defined schedule so nothing is left to chance.

4-tierCondition rating scale

What we inspect

Roofing membranes and flashings, building envelope and cladding, drainage and downspout systems, mechanical equipment access points, penetrations and sealants, and any previously flagged items from prior visits.

How we assess

Every item is rated against a consistent condition scale — Good, Fair, Poor, or Critical — so you can compare results across visits and across buildings in your portfolio.

What you receive

A structured digital report with condition ratings, annotated photographs, urgency classifications, and prioritized recommendations — delivered within 48 hours of the visit.

Preventive Maintenance

Hands-on. Proactive. Included.

Inspection without action is just observation. On every PROREX visit, our technicians perform hands-on preventive maintenance — addressing minor deficiencies before they become major repairs.

What we maintain

Roof drain and scupper clearing, minor sealant and flashing repairs, debris removal from drainage paths, mechanical equipment visual checks, and any low-risk corrective items identified during the inspection.

Why it matters

A blocked drain or failed sealant costs very little to address during a scheduled visit. Left unattended, the same deficiency can result in water ingress, structural damage, and emergency repair costs that dwarf the annual program fee.

What is documented

Every maintenance action is recorded in the visit report — what was done, where, and the condition before and after. You have a complete maintenance log for every building, every year.

Digital Reporting

Clear. Structured. Actionable.

Every PROREX visit produces a structured digital report — not a PDF of handwritten notes. A consistent, data-rich deliverable that gives you the information to act, plan, and budget with confidence.

Report structure

Each report includes an executive summary, building condition overview, itemized findings with urgency ratings, annotated photographs for every finding, completed maintenance actions, and a prioritized recommendation list.

Condition trending

Because every report follows the same structure, you can track condition changes over time — across visits and across buildings. Deterioration trends become visible before they become emergencies.

Capital planning support

Prioritized findings and estimated timelines give your finance and operations teams the data they need to plan capital expenditure accurately — replacing reactive budgeting with informed forecasting.

More Than an Inspection

We don't just look. We work.

Every PROREX visit includes hands-on preventive maintenance — completed by the same technician conducting the inspection. No separate booking. No additional cost. It is part of the program.

Roof drain and scupper clearing

All accessible roof drains, scuppers, and overflow outlets are cleared of debris, sediment, and organic growth on every visit — the single most effective action for preventing water ingress.

Seam and lap inspection

Membrane seams and laps are checked for lifting, separation, or blistering. Minor edge re-adhesion and seam pressing is completed where appropriate without requiring a separate repair visit.

Flashing condition and minor re-sealing

Perimeter flashings, counter-flashings, and base flashings are inspected for separation or lifting. Minor re-sealing with compatible sealant is completed on the spot where deficiencies are low-risk.

Membrane and surface check

The full roof membrane is walked and assessed for punctures, blistering, granule loss, or UV degradation. Surface conditions are rated and photographed for the report.

Penetration and pipe boot inspection

All roof penetrations — pipes, conduits, vents, and equipment curbs — are checked for sealant failure or collar separation. Minor caulking is applied where penetrations show early-stage weathering.

Debris removal from drainage paths

Leaves, gravel migration, and debris accumulation along drainage channels and valleys are cleared to maintain unobstructed flow across the entire roof surface.

What stays in scope — and what doesn't.

Routine maintenance is completed during every visit at no additional charge. Larger deficiencies — membrane replacement, structural repairs, or work requiring specialized equipment — are documented, photographed, and presented as recommendations with estimated timelines. No significant repair work is undertaken without your explicit approval.

INCLUDED ON EVERY VISIT
